Cornelius, NC
Sewer or Septic in Cornelius?
Charlotte Water provides water and sewer service across Mecklenburg County, and the Town of Cornelius is part of its service area, so most homes in town drain to a public sewer line. Not every one. Houses built before a line reached them, and lots that were never connected, still treat their wastewater with a septic tank and a drain field. Those are the homes Dahl Septic Services works on.
To check your own house, look at the Charlotte Water bill: water service with no sewer charge points to septic. Green riser lids in the yard or a pump alarm on a post tell the same story. Mecklenburg County also publishes septic permit records, which often show where the tank and field were put in. Call or text (704) 218-9070 if you want help reading what you find.

Pumping & inspections
Septic Service Cornelius NC: Pumping and Home-Sale Inspections
Pumping removes the sludge and scum that settle in the tank, so solids don’t wash out and clog the drain field. The EPA notes that household tanks are typically pumped every three to five years; a large household or a garbage disposal moves that sooner. We uncover the lids, pump the tank out completely, check the baffles and any effluent filter, and tell you plainly what we saw. More detail is on our septic tank pumping page.

Buying or selling a Cornelius home on septic
A septic system in a mostly sewered town can catch a buyer off guard, so get it inspected during due diligence. We inspect for buyers, sellers and agents: we find the tank with a probe and a sonde, open it, check the inlet and outlet, walk the drain field and run a camera through the lines when something needs a closer look. Pumping during the inspection is a recommended add-on, not a requirement. See real estate septic inspections.
Lake Norman
Septic Systems Near the Lake Norman Shoreline
Lake Norman is a Duke Energy reservoir, and its normal full pond is 760 feet above sea level. Duke Energy’s Shoreline Management Guidelines list septic tanks, septic drain lines and drain fields among the uses it will not approve inside the full pond contour, the FERC project boundary or any Duke-owned strip along the lake. On a waterfront lot, every part of the system has to sit on your side of that line.
Two more layers apply on land. The state’s Catawba River buffer rule protects a 50-foot buffer landward of full pond on Lake Norman: a 30-foot zone next to the water and a 20-foot zone behind it. And the Town of Cornelius requires an undisturbed shoreline buffer for new development in its Lake Norman watershed overlay, 50 or 100 feet depending on the development option, with no septic tank systems allowed in it.
North Carolina’s setback rule also keeps a wastewater system at least 50 feet from a lake’s normal water level, or 100 feet from a Class I or II reservoir. On a tight lake lot, the county decides where a repair field can legally go, and we build to that permit.
Soil & permits
Cornelius Soils and Mecklenburg County Permits
The ground around Cornelius is northern Mecklenburg Piedmont: Cecil and Pacolet red clays, plus Lloyd, Wilkes and Mecklenburg soils that formed over darker, iron-rich rock. The Mecklenburg series was first described in this county in 1910; it is deep and well drained but takes water slowly, while Wilkes soils are shallow with high shrink-swell. In NRCS soil data, most rated soil map units around Cornelius are listed as very limited for conventional septic absorption fields. That is why the county’s soil evaluation comes before any new system or major repair.
Permits come from Mecklenburg County Public Health, Groundwater and Wastewater Services, in Charlotte (980-314-1680). Septic, well and repair applications can be filed online through the county’s Accela portal. Building onto a house that uses septic needs the county’s sign-off first, so call before you draw plans. For the other counties we work in, see septic permits in NC.
State setbacks to plan around
- 50 feet from a private drinking water well that serves one house, and 100 feet from a public or shared well
- 50 feet from the normal water level of a lake or pond, and from the edge of a stream
- 15 feet from a basement or an in-ground pool
- 10 feet from any property line
- 5 feet from the house foundation and deck supports

Repairs & installs
Septic Repairs, Drain Fields and New Systems
Older systems fail in predictable places: cracked or root-filled lines, broken baffles and outlet tees, distribution boxes that settled out of level, and pumps, floats or alarms that quit. When a drain field stops taking water, we find out why before anything gets dug up, then repair or replace the field under a county repair permit. More on septic repairs.

Installs and replacements
When a system has to be replaced, we install the type the permit calls for: conventional gravel trenches, chamber systems, panel block, low-pressure pipe (LPP) or drip. We set concrete or plastic tanks as part of a complete install or replacement job; we don’t sell tanks on their own. See septic system installs.
Engineered systems
LPP and Drip System Maintenance
Pump-dosed systems show up where the soil is tight or the usable area is small, and that describes plenty of lots near the lake. If your operation permit calls for a certified subsurface operator, Dahl Septic Services has one. We check the pump, floats, alarm, filter and laterals, flush the lines and keep the records the permit asks for. See subsurface maintenance for LPP and drip systems.

Tank Locating, Decommissioning and Site Work
Can’t find the lids? We probe, use a sonde locator and run a camera when we need to see inside a line, then we can add risers so the next service doesn’t start with a shovel.
Moving to Charlotte Water? The old tank still has to be retired the right way. Mecklenburg County lays out the steps: cap the old line, have the tank pumped, then fill it with clean soil or crush it in place and backfill. A pump tank’s wiring should be disconnected by a licensed electrician first. We handle the pumping, crushing and backfill; see septic tank decommissioning.
Site work covers clearing and grading for a new field, equipment access and putting the yard back together after a repair. Many Cornelius neighborhoods also have homeowners association covenants, so if a repair means digging through landscaping or adding risers, check what your HOA asks for first and we will work within it. See land clearing and site work.

FAQ
Cornelius septic questions
Is my Cornelius home on sewer or septic?
Check your Charlotte Water bill. Water service with no sewer charge usually means septic. Riser lids or a pump alarm in the yard, or a record in Mecklenburg County’s septic permit records, will confirm it.
Can a septic system go near the Lake Norman shoreline?
Not inside Duke Energy’s project boundary; its Shoreline Management Guidelines do not approve septic tanks, drain lines or drain fields there. State rules add a 50-foot setback from the lake’s normal water level, and the state and town shoreline buffers limit what can go near the water.
Who issues septic permits in Cornelius?
Mecklenburg County Public Health, Groundwater and Wastewater Services, at 980-314-1680. Applications can be filed online through the county’s Accela portal.
How often should a septic tank be pumped?
The EPA says household tanks are typically pumped every three to five years. Household size, tank size and a garbage disposal all change that, so we check the sludge level every time we pump.
Is the tank pumped during a home-sale inspection?
Not automatically. Pumping is a separate add-on that we recommend, but it isn’t required for the inspection.
What happens to my septic tank if I connect to Charlotte Water?
It should be decommissioned: the old line capped, the tank pumped, then filled with clean soil or crushed in place and backfilled. We do the pumping, crushing and backfill.
