Which Davidson Homes Are on Septic?
Davidson’s public water and sewer come from Charlotte Water, the utility that serves Charlotte and the Mecklenburg towns around it. Inside its lines, a house drains to the public sewer. Outside them, or wherever a lot was never tied in, the house has its own septic tank and drain field, and that tank needs the same pumping, inspections and repairs as any rural system.
The quick checks: a Charlotte Water bill with no sewer charge, a private well, riser lids in the yard or a pump alarm near the house. Mecklenburg County keeps septic permit records that often show the layout. If you are still not sure, call or text (704) 218-9070.

Pumping & inspections
Septic Service Davidson NC: Pumping, Inspections and Tank Care
Every tank collects solids that only a pump-out removes. According to the EPA, household tanks are typically pumped every three to five years, and systems with pumps or floats should be inspected more often. When we pump, we dig to the lids, empty the tank, look at the baffles, the outlet and the effluent filter, and note anything that needs attention, like the roots in the photo below. See septic tank pumping.

Inspections for a Davidson home sale
For buyers, sellers and agents, we locate the tank, open it, check the inlet, outlet and baffles, look over the drain field and camera the lines when needed, then write it up in plain language. Pumping alongside the inspection is recommended, not required. Read how our septic inspections work, or see real estate septic inspections.
Lake Norman watershed
Davidson’s Watershed Rules and Lake Norman
Davidson’s western edge meets Lake Norman, and the town’s Watershed Protection Overlay sets undisturbed vegetated buffers along the shoreline, measured from the 760-foot full pond contour: 40 feet under the low density option or 100 feet under the high density option. No new development goes in that buffer except water-borne structures like piers and certain public projects. The same section says no land use in a water supply watershed may threaten water quality, and it names inadequate ground-absorption sewage systems as one example.
At the water’s edge, Duke Energy’s Shoreline Management Guidelines do not approve septic tanks, drain lines or drain fields inside the lake’s project boundary, and the state’s Catawba buffer rule protects a 50-foot buffer from full pond. State setbacks then keep a system 50 feet from a lake or pond’s normal water level, or 100 feet from a Class I or II reservoir.
Soil & permits
Soils Around Davidson and Who Issues Permits
In NRCS soil data, the soils around Davidson include Cecil, Pacolet, Lloyd, Mecklenburg and Wilkes, and most rated map units are classed as very limited for conventional septic absorption fields. Lloyd is very deep and well drained. Wilkes is the opposite: shallow, slow to take water and high in shrink-swell. Two lots on the same road can need very different systems, which the county soil evaluation sorts out.
Mecklenburg County Public Health, Groundwater and Wastewater Services, handles septic and well permits for Davidson (980-314-1680), with applications through the county’s Accela portal. If your home also has a private well, the state rule keeps the septic system at least 50 feet from it. Other setbacks: 10 feet from property lines, 5 feet from the foundation and 15 feet from a basement or in-ground pool. Our septic permits in NC page has more.

Repairs & installs
Repairs, Drain Fields and Replacement Systems
Roots in a tank or line, a crushed pipe under a driveway, a tilted distribution box, a dead pump: we trace the problem first, then fix it. A drain field that has quit is repaired or replaced under a county repair permit. See septic and drain field repairs.
New systems
We install conventional, chamber, panel block, LPP and drip systems, whichever the permit specifies, with concrete or plastic tanks set as part of the complete job. We don’t sell tanks by themselves. Details: septic system installs.
Engineered systems
Keeping LPP and Drip Systems Running
Low-pressure pipe and drip systems move effluent with a pump, so they depend on floats, alarms, filters and clean laterals. If your operation permit requires a certified subsurface operator, ours can take on the scheduled visits and the paperwork. See LPP and drip maintenance.

Locating Tanks, Decommissioning and Site Work
Lost lids are common on older Davidson properties. We find tanks by probing and with a sonde, camera the lines when needed and can add risers to bring the lids to the surface.
When a house connects to public sewer, Mecklenburg County recommends capping the old line, pumping the tank and then filling it with clean soil or crushing it in place, so it can’t collapse later. We do that work; see septic tank decommissioning. For clearing, grading and yard restoration, see site work. In HOA neighborhoods, check the covenants before digging in common or landscaped areas.

FAQ
Davidson septic questions
How can I tell if my Davidson house is on septic?
A Charlotte Water bill with no sewer charge, a private well, riser lids or a pump alarm all point to septic. Mecklenburg County’s septic permit records can confirm it.
Can I put a drain field close to Lake Norman?
Davidson’s watershed overlay keeps an undisturbed buffer of 40 or 100 feet from the 760-foot full pond contour, Duke Energy does not approve septic components inside its project boundary, and state rules require at least 50 feet from a lake’s normal water level.
Who handles septic permits in Davidson?
Mecklenburg County Public Health, Groundwater and Wastewater Services, at 980-314-1680. Applications go through the county’s Accela portal.
Why do roots end up in septic tanks?
Roots follow moisture into joints, cracks and loose lids. We find them when we pump or inspect, and the fix can be as simple as sealing a lid or as involved as replacing a line.
Do you inspect septic systems for home sales?
Yes. We locate and open the tank, check the inlet, outlet and baffles, look over the drain field and camera lines when needed. Pumping is a recommended add-on, not a requirement.
Do LPP and drip systems need regular service?
If the operation permit calls for a certified subsurface operator, it does. Our operator checks the pump, floats, alarm, filter and laterals and keeps the records.
When can I reach you?
Monday to Friday, 8am to 5pm at (704) 218-9070. You can also book online or request a quote.
