Home-sale inspections in Union County

When a lender, agent or buyer asks for a septic inspection as part of a sale, refinance or title transfer, North Carolina requires it to be done by a state-certified inspector. Dahl Septic Services is licensed for that work.

If you’re buying, book during your due diligence period, as early as you can. A septic problem is much easier to deal with before closing than after.

If you’re selling, a pre-listing inspection lets you find and handle problems on your own timeline. Then the buyer’s inspection holds no surprises.

If you’re an agent, send us the property address, access details (lockbox, owner or tenant), the number of bedrooms listed, and your client’s due diligence or closing date. We’ll confirm the time and get the report to you, typically the same day or the next day.

What we check

North Carolina sets out what a point-of-sale septic inspection must cover. On a typical Union County property, that means:

We probe and sonde-locate tanks and lines, so a buried tank with no visible lids isn’t a dead end. When a closer look is needed, we can run a camera inspection.

Pumping at the inspection

For a home sale, pumping is a separate add-on. We recommend it, and North Carolina’s inspection rules note that a complete inspection needs the tank pumped. If the client declines, the inspection form records that. Pumping isn’t required, but it gives the clearest picture of the tank’s condition. See septic tank pumping.

LPP, pump-tank and drip systems in Union County

Some homes have more than a tank and a gravity drain field: a pump tank, a low-pressure pipe (LPP) system, or a drip system. Union County Environmental Health runs a state-mandated Operation and Maintenance program for some of these. LPP, pre-treatment and pump systems are examples of systems that must be inspected on a schedule. We inspect and pump pump-tank, LPP and drip systems. If the house you’re buying has one, tell us when you book.

Building a deck, pool or addition? The county inspects first

This isn’t a home-sale inspection, but it surprises a lot of Monroe homeowners. Union County Environmental Health requires an inspection of the existing septic system before new construction on a property with septic. That includes garages, decks, porches, swimming pools, irrigation systems, detached buildings, bedroom additions and attachments to existing buildings. The county does these inspections on request. Call Union County Environmental Health at 704-283-3553 or visit unioncountync.gov.

If you don’t know where your tank and lines are, we can locate them. If the system needs pumping or repair before the project, we can help with that too.

After the inspection

You’ll get a written report, typically the same day or the next day. We explain what we found in plain language. If something needs work, we can quote septic repairs or a replacement system.

Pricing

It depends on the job: the type of system, access, and whether you add pumping. Request a quote and we’ll give you a price before we schedule.
